Located at the corner of Red Bank and Madison Road, the existing Nu-tone facility was identified for years as a potential premier mixed-use development site. Unfortunately, due to significant site constraints, the 30 acre site remained undeveloped. In 2008 the site was purchased by RBM for the purposes of developing a new office building for Medpace. The Kleingers Group completed a boundary and topo survey and a traffic impact study for the development. In addition, we performed utility, grading, and zoning due diligence activities on the site to help the client identify significant cost and timing impacts. Since the initial purchase of the site, we have completed the design of a mass grading plan for the entire site and the development of final construction drawings for Medpace’s first Class A Office building. The project also includes the completion of new traffic signals and roadway improvements to Red Bank and Madison Roads.
As the site is an old manufacturing facility, numerous existing utilities and structures had to be demolished and/or relocated. Extensive coordination with MSD, GCWW, the City of Cincinnati, and Duke Energy was required for this development.
