The Kleingers Group was retained by the Chelsea Property Group to provide the site and traffic engineering along with related development support services for a 650,000 sq. ft. upscale outlet retail center located in Monroe, Ohio. We provided the site engineering, survey, traffic impact studies, public infrastructure design and tax increment financing (TIF) incentive negotiation support for this $65 million project. The site consists of 110 acres of prime commercial property located at a rapidly expanding interchange along the I-75 growth corridor. We worked closely with Chelsea officials and the architect designing the facility to produce the most efficient site layout design allowable based upon the site’s physical constraints. We also provided the design services for approximately $6.5 million in new public infrastructure funded by a municipal TIF, as well as over $5.0 million in site construction costs.
