The Villas are upscale, multi-family condominium buildings and units at Settlers Walk, a master-planned community in Springboro, OH. Kleingers & Associates provided conceptual planning presentations for this development - the first product of its kind in Springboro - as well as boundary and topographic surveys, construction layout and permitting. Among the challenges for this project: rough terrain, difficult grading and the requirement that each building site be flexible enough to accommodate four different individual-unit floor plans of varying size, to be chosen by each buyer. We used a system of low walls to provide an aesthetically pleasing design and maximize our client's yield - 49 four-unit ranch buildings on the 35-acre site.
